If there are still issues following this meeting, issue a late rent notice. Next, follow up with them. Finally, if they still haven’t paid up, it’s time to take legal action. 

Security Deposits

When it comes to the end of a tenancy, your tenant may be very unhappy if you decide to keep some of their security deposit. 

To avoid a conflict, make sure to store their deposit in a protected scheme. When it comes to the end of a tenancy, this third party will decide whether you’re entitled to keep the deposit. 

Breach of Contract

Whether it’s smoking in the house, owning a pet, or sub-letting a room, breach of lease is one of the most common issues for landlords. 

As soon as you’re aware of a breach, remind the tenant of the lease agreement terms and take photos for any evidence. Attempt to reach a peaceful resolution with the tenant, but you should take legal action if this fails. 

Property Damage

Finally, property damage. This is the one all landlords dread. Unfortunately, if you’re a long-term landlord, you’ll need to deal with property damage sometimes. 

You’ve got three options when this happens. First, keep their security deposit. Second, keep the deposit and pursue further legal action.
